NE Florida Vacant Land Activity

The NE Florida Vacant Land market for a variety of end users is extremely active.  Industrial, Single Family, Multi-Family, Timber, Conservation, Retail needs have shown extreme growth and demand.  We are aware of several premium properties which were considered over priced are now attractive.  Many are recently under contract and some are ready to close.  The distressed properties have long since disappeared and remaining are the properties where location-location-location or main and main is the only place to be.


We estimate these prime sites will close if the DD / IP process does not disclose some unknown factor.  Buyer are savvy with their needs, price requirements and the zoning of their future development.  No speculators, just development with a plan that is proven and in demand.  Time is a key factor for the buyers not to miss this market.  For that very reason, there are no buyers tying property up.  Just a race to complete the pre-closing process and plan to delivery on time and timing the market.
