NE Florida lags behind many of the larger
populated state areas which have discounted and liquidated many of the properties hit by the downturn. Banks, lenders and other property owners have been tough negotiators with many of the remaining properties which have not sold. In most cases, the property is not sellable or considered a possible contributor to the bottom line as the value is much higher than the bargain basement buyers are willing to pay.  Most of the national home builders continue to aggressively look for land in the prime areas of St Johns County as it is the most desirable for today's new home buyer due to the school system. I predict the next big development need is more parks and recreations, return of the big box retail in northern St Johns Co, yep even return of the strip centers with pizza, salons, yoga, Pilate and more.
