Real Estate investment is reaching an all-time
best in terms of leverage. The ability
to borrow funds from a bank or other private lenders is at all times low in the
rate interest. The Ten year U.S. Treasury
bill is under 2% interest and thus the lending rate is under 6% for commercial
transaction. The cash flow for debt
service is now low enough that leasing a building is not any longer as attractive
as owning a building or acquiring for a long term investment. With the availability of R.E.O buildings the certainty
of obtaining a true realistic valued building is possible today.
