The Commercial Real Estate environment continues to offer a variety of
opportunities for today's investor. Land leases with national branded retail
(Walgreens, Panera Bread, Dollar Stores, Banks, etc.) offers long term leases
on a single tenant property, triple net with many of the leases having
percentage increases built in over the life of the lease. There are 10 year
leases with 10% increases every 5 years on some of the properties. The
investor’s recognize the cap rates are attractive enough to add Commercial Real
Estate to their portfolio for secure diversification. In 4-5 years the investor
executes an exit plan with the new investor attracted and benefiting from the
remaining long term lease or the original investment is kept in one’s portfolio
over the life of the lease for a long term secure ROI.
