Timing is Critical


In the commercial/corporate real estate world, timing is critical. Too many times, we get calls from tenants in the market place asking if we can assist them in securing a new location for them and when we ask the question “when is your current lease set to expire?”. All too often we hear, in a month or two.
In the commercial/corporate real estate market, time is a tenant’s best or worst friend. The more time you give, the better. In order to gain the best deal in the market place, you the tenant, need to contact your professional broker as soon as possible, relative to relocating and/or renewing your current lease situation.  If your requirement is 5,000 square feet or larger, the time to do this, is a minimum of a year in advance of the lease expiration. Please know, even at 6 months in advance, your giving the market place the upper-hand, as they (Landlord's) know time is working against you, therefore limiting your negotiating ability.
In order to gain the best possible transaction for your company, time is critical. Tours of properties, request for proposals, lease negotiations, space planning, architectural and engineering need to be completed, bidding the architectural plans and of course, actual construction time is needed.
Negotiating these deals in a timely fashion is critical to creating the best deal possible for a tenant.
