Commercial Real Estate ~ The Market
The commercial real estate market for Buyers, Investors, and Tenants is improving, in my opinion, due to, changing (read improving) attitudes. Sellers are slowly coming to the realization that the value of their properties today is not what it was in 2007, that some return on investment is better than a negative cash flow. And on the other side of the coin, Buyers and Investors now understand that the bottom is behind us, that values have commenced a very slow recovery. Tenants are able to negotiate for better lease terms, to improve the quality of their space. And finally, we are seeing more willingness of banks to lend to qualified investors, although many times in conjunction with SBA involvement. Nick Nicholson
