TPG Capital is under contract to purchase 12 million square feet of developed office and industrial properties in Florida from Flagler, according to real estate sources, the South Florida Business Journal reports.

Parkway Properties Inc. (NYSE: PKY) will joint venture with TPG for a 10 percent interest in the portfolio and will manage the office properties, according to sources.

The TPG-led group’s deposit on the deal, which is expected to fetch more than $1 billion, is nonrefundable as of Feb. 8 or 9.

Landry's also owns the Chart House across the street on the river and will honor gift cards and the such at this and any other Landry's affiliate with the exception of McCormick & Schmick’s. I have to say if they were going to close one of the two in town they picked the wrong one. Food Lion Shuttering First Coast Stores

Food Lion has been fighting the war with Winn Dixie, Save-A-Lot, and new players Family Dollar and Dollar General and cannot get ahead. The losses have been mounting for some time and they have finally decided to pull out of the market. All in all 20 First Coast Shopping Centers are losing out on the anchor or one of the anchors. Further complicating the issue for Landlord's that are tight on Debt Coverage Ratio's or having balloon notes coming due. With the economy still fighting to come back to the old normal many of the smaller co tenants in the Food Lion centers will suffer another huge blow as the customers that were attracted to the Grocer are no more. It will be imperative to back fill the space as quickly as possible but that will be a daunting task. As you travel the city their are numerous big box spaces to be filled. Many old Winn Dixie boxes are vacant and even a few Pic n Saves. Let's hope things continue in a positive manner and that the vacant boxes can be filled. Maybe we get lucky and another Grocer enters the market and can compete.

Good news for the Jacksonville based Winn Dixie Corporation, according to a report out of CoStar, Bi-Lo Supermarket Chain plans for no store closers related to the purchase of Winn Dixie.

Bi-Lo, the Greenville, SC-based supermarket chain,
agreed to buy Winn-Dixie Stores Inc. (Nasdaq: WINN) for $560 million. The new company will have around 687
grocery stores and a workforce of 63,000 in eight states throughout the
Southeast. Winn-Dixie shareholders will receive $9.50 in cash per share,
a 75 percent premium to the company’s closing stock on December 16. The
Jacksonville, FL-headquartered company will stop trading on the Nasdaq and
become a privately-held, wholly owned subsidiary of Bi-Lo. Bi-Lo has
17,000 employees and owns 207 supermarkets in North Carolina, South Carolina,
Georgia and Tennessee. Winn-Dixie runs about 480 grocery stores in
Florida, Alabama, Louisiana, Georgia and Mississippi and has approximately
46,000 workers. “With no overlap in our markets, the combined company
will have a perfect geographic fit that will create a stronger platform from
which to provide our customers great products at a great value, while continuing
to offer exceptional service. Bi-Lo and Winn-Dixie are both strong regional
brands with similar heritages, compelling customer connections, and outstanding
employees,” said Randall Onstead, Bi-Lo’s chairman. The deal is
scheduled to close in the next four months. After the merger it is anticipated
both companies will continue to run under their own brands, and no store

Sears and K Mart Still Suffering

Sears and K Mart are suffering like many other retailers. The difference is they are struggling to rebound in a market where there competitors are starting to surge. Weak holiday sales from both was one of the final triggers to reduce overhead and try to centralize the operation and head back towards profitability. The overall value of the two has dropped significantly since the merger in 2004. The hope is that many locations can sell off inventory and create positive cash flow with sub leasing or the sale of the closed locations.

Home Sales Volume Up Sales Price Down

Florida Realtors is reporting that the number of home sales through November is up year over in the Sunshine State. Only downside is that the average price has slipped a little. Let's hope that the trend is similar in the Commercial Sector and that the number of transaction continues to grow.
